What kind of pets do you allow? Do you permit exotic pets?

Cats and Dogs are welcome at The Gateway at 2534! Your pet must be spayed/neutered and current on all shots. A veterinarian certificate and photograph of your pet is required before move-in. Certificate should include proof of spaying/neutering, weight of pet, and breed of pet. Dogs must be of at least 6 months of age and full-grown weight of 80 lbs. or less. Pets between 6-12 months old are subject to an additional pet fee.

How many pets may I have?

Maximum of 2 pets per home. The combined weight of pets may not exceed 160 lbs. Breed restrictions apply.

Are there any deposits, special fees, or monthly charges to have a pet?

Monthly pet rent of $30/pet. One Pet - $100 Pet Deposit/$300 Pet Fee. Two Pets - $200 Pet Deposit/ $400 Pet Fee.

What must I bring with me to tour an apartment?

Valid Government Issued Photo Identification.

What are your fees and monthly charges?

Varies, contact management office.

What are the income and credit qualifications?

It is recommended that an applicant(s) stated gross monthly income meet or exceed 3 times the gross monthly rent. Co-applicants stated income will be combined. A credit report is processed to obtain information that is evaluated with a scoring method that weighs the indicators of future rent payment performance.

What is acceptable “proof of income” to sign a lease?

Proof of income is not collected at time of application unless applicant is a Guarantor for the lease. Acceptable forms of income are W2 from previous year, two most recent paystubs, a letter from current Employer and/or Employment Offer Letter, current bank statement, or previous year’s tax return.

What happens if I qualify for an apartment, but my roommate does not?

Co-Applicants are screened jointly with a combined score resulting in Approved, Approved with Conditions, or Denied.

Is my security deposit totally refundable?

Yes! Refundable at move out minus any outstanding charges and charges for damages and/or cleaning.

If I get a job transfer, can I break the lease?

Our residents do have the ability to terminate a lease while keeping their rental history in good condition. Our normal notice requirement of 60 days is required, along with a Lease Termination Settlement Fee that will vary based on the rent amount. This fee is equal to the base monthly rent doubled.

Can I change to a month-to-month lease plan after my first year?

All leases that do not have a signed renewal in place after an expiration will rollover as a month-to-month lease. The month-to-month status does have a premium attached, and would be disclosed in the renewal offer letter delivered before lease expiration.

What utilities are included in my lease?

Utilities are not included in the rental rate. Utilities are billed based on usage.

How long is the term of the lease?

We offer lease terms from 3-13 months. Please contact the office for rates and availability.

Do you accept leases for short terms?

Offered Lease terms begin at 3 months.

Am I required to have renters insurance?

Yes. We require liability coverage of at least $100,000 per occurrence, and verification is required before move-in.

Do you offer furnished apartments?

Do you offer corporate apartments?

Please contact the office for corporate options.

If something needs to be repaired in my apartment, how do I report it?

You have the convenience of reporting a needed repair on our resident portal. You are also welcome to visit or call our office.

When is my rent payment due?

The 1st day of each month.

What day of the month am I liable for a late charge?

Late fees are assessed after midnight on the 3rd day of the month.

Will you accept electronic payments from my bank?

Yes!

Is there a place where I can pay my rent after office hours?

Yes! We offer a convenient online payment option.

There is a person who might be staying with me for a while, is that permitted by the lease?

This will depend on the length of your visitor’s stay. Please contact the office for more details.

Do you have reserved parking?

Yes! We offer garages with interior corridor entrances that range from $125-$150 a month, or reserved covered parking for $35 a month.

I have a motorcycle, where can I park it?

Off street or in your reserved parking space.

My children live with me in the summer; do I need to notify your office when they arrive?

Yes please.

Can I install my satellite dish at my apartment?

Due to the historic nature of our beautiful community, nothing may be affixed to the buildings. Our community has Direct TV already installed for every building and every resident can set up an account to utilize that dish.

Do you have cable services?

Cable hook ups are available in each apartment home.

Does the property have a fitness center?

We have a state of the art fitness facility including a spa/spin room with a virtual trainer.

Does the property have a swimming pool?

Yes! Our heated salt-water pool is open year-round!

Does the property offer on-site recycling?

Every trash surround area has a specified hauler for recycling.

Are gas grills permitted at your property?

Gas grills are not permitted to be used within ten feet of a building so we are unable to have any grills on patios or balconies. Our community does offer three gourmet grills for resident use that are all piped directly into gas so tanks are not needed.

Is there any additional storage space available at your property?

We do not have rentable storage areas on property.

Are residents permitted to paint their apartment?

Requires written permission from the management office.

Will you accept my delivery packages for me?

Yes, under 10 lbs.

How is your property different from the competition?

Visitor
